One of the last Gold Rush era buildings in San Francisco, 855 Front Street remains an important landmark in the city’s North Beach neighborhood. Registered as a historic city structure, the 1855 building has withstood the test of time and multiple earthquakes—though not without significant wear and damage. After extensive restoration, the warehouse has been given a second life.
The major design challenge was the strategic removal of excess clutter accumulated through prior renovations. Stripping away extraneous materials and interventions allowed the original architecture and historic character to take precedence. Timber beams and brick walls are now highlighted, and modern architectural elements and added contemporary amenities help weave together old and new.
The 16,000-square-foot project spans four floors—three above grade and one below. Now a flexible, dynamic workplace for a venture capital firm, the redesign features enclosed private offices, open collaboration areas, and numerous amenities, including a café and startup incubator space. A green wall and new skylights, paired with the building’s existing tall ceilings, create a comfortable environment filled with abundant natural light.
Historic markers are contrasted and complemented by pure architectural forms and modern features. Two central staircases—one in steel, another in wood—run from the basement to the top floor; amenity spaces are purposefully located on different levels to create opportunities for spontaneous socialization. The basement, with challenging conditions like a low ceiling and limited access to natural light, has been transformed into an after-hours speakeasy that capitalizes on the space’s unique character.
Honest, durable materials such as blackened steel and reclaimed wood, which are grounded in the neighborhood’s industrial roots, are used throughout the workspace. These new materials complement the preservation of the original red brick facade, steel window stiles, and wood doors, and restore the original essence of the 165-year-old warehouse building.
